Financial Components
Like most Life Plan Communities, moving to Moravian Manor Communities includes two financial components.
The Entrance Fee: This is a one-time, up-front investment.
The Monthly Fee: This covers the cost of home maintenance plus other services and amenities to simplify and enhance your lifestyle.
What does the Entrance Fee and Monthly Fee include?

- 24-hour security and resident alert system
- Utilities (Apartments only. All residents pay for telephone and internet)

- Housekeeping services (Garden Court Apartments only)
- Courtesy transportation between campuses and to the Lititz recCenter
- Priority access throughout the continuum
- Culinary options: The Owl’s Nest Restaurant & Sippery, Gallery Café, Seasons Dining Room, and in-house catering
- Campus hubs: Fireside Lounge, SmartFit Studio, The Hall of Fame, Treetop Terrace, Woodworking Shop, Library, Chapel, Styling Salon, The Corner Pocket, The Gathering Place, Train Room, Outdoor Recreational Area, walking paths, etc.
- Secure underground parking for most Apartments and attached two-car garages for Carriage Homes and Townhomes
Entrance Fee Plans
Moravian Manor Communities offers a Type C contract (also called a Fee-for-Service).
At Moravian Manor Communities, your Entrance Fee is based on the size of the residence, the financial option you choose, and when you make a deposit. The three available financial options include two refundable plans and one non-refundable plan. A Rental Plan is also available but applicable to apartments only.
Traditional Plan: Declines at 2% per month over 50 months. No refund after 50 months.
25% Refundable Plan: Declines at 1.5% per month over 50 months. After 50 months, guaranteed refund of 25% of original entrance fee.
50% Refundable Plan: Declines at 1% over 50 months. After 50 months, guaranteed refund of 50% of original entrance free.
